Montoya Ranch is located approximately 20 miles west of Tucumcari, New Mexico, with convenient access via Interstate 40. Spanning 3,500± acres, the ranch features a blend of mesa and bottomland terrain, offering elevation changes from around 5,000 feet on the mesa tops to approximately 4,300 feet in the lower country.

The landscape supports a diverse mix of vegetation, including grama grasses, juniper trees, and mesquite, creating suitable conditions for both livestock and wildlife. The ranch is watered by two solar wells and one windmill, with the two solar wells feeding a poly pipeline system that supplies one storage tank and nine drinkers. Multiple earthen dirt tanks also provide additional surface water across the property.

Montoya Ranch is divided into two primary pastures, with a well-constructed set of working pens positioned between them. The fencing is in good overall condition, supporting immediate use for cattle or other grazing operations.

Wildlife on the property includes mule deer, antelope, and quail, with the occasional mountain lion observed. The ranch is located within Game Management Unit 40, offering recreational hunting opportunities.

Importantly, no cattle have grazed the property for over a year, resulting in a strong base of undisturbed forage, making it well-positioned for new ownership to begin operations or continue restoration-focused land use.
